How to Use the Pressure Washing Quote Calculator
Getting a quote takes five quick steps. The tool prices one surface at a time, so run it once per surface if a job covers several areas.
- Pick the surface to clean. The typical rate for that surface fills in below, and you can change it to match a local quote.
- Type the area in square feet. Measure length times width for each patch and add the patches together.
- Pick single story or two stories, and set the height uplift if the job needs ladder work.
- Add the gutter length in linear feet if gutters are included, or leave it at 0.
- Press Calculate, or press Enter. The quote appears first and large, with the surface cost, the uplift, the gutter cost and the step-by-step math below. Press Reset to clear the form and start over.

The Pressure Washing Quote Formula
One formula prices the whole job. Total = Area x Rate + Height uplift + Gutter cost, or the minimum job charge if that total is higher.
Area is the square footage to clean. Rate is the price per square foot for the surface. Height uplift is a percentage added to the surface cost for two-story work, and it is zero for a single story. Gutter cost is the gutter length in linear feet times the gutter rate. Minimum job charge is the lowest total for the job.
With a 600 sq ft driveway at $0.25 per sq ft, the surface cost is 600 x 0.25 = $150. There is no uplift and no gutter work, and $150 sits above the $125 minimum, so the quote is $150.

Worked Example: A 600 Sq Ft Driveway
A two-car driveway measures 600 sq ft. It is concrete, single story, with no gutters, and the rate is $0.25 per sq ft. Here is exactly what the calculator does.
- Surface cost = 600 x $0.25 = $150.00.
- Height uplift = $0.00, because the job is single story.
- Gutter cost = $0.00, because no gutters are included.
- Subtotal = $150.00 + $0.00 + $0.00 = $150.00.
- The $125 minimum does not apply, because $150.00 is higher. Answer: $150.00.
The effective rate is $150.00 divided by 600 sq ft, which is $0.25 per sq ft. If the same driveway were two stories high, a 30% uplift would add $45.00 and the quote would be $195.00.
Why the Rate Changes by Surface
Surfaces carry different rates because they need different pressure, chemicals and care. Concrete takes high pressure and moves fast, while a roof must be soft washed at low pressure with cleaning solution, so it costs more per square foot.
| Surface | Rate per sq ft |
|---|---|
| Driveway or concrete | $0.15 to $0.35 |
| House siding, vinyl (soft wash) | $0.12 to $0.30 |
| House siding, stucco (soft wash) | $0.18 to $0.40 |
| Deck, wood | $0.25 to $0.50 |
| Fence, wood | $0.30 to $0.55 |
| Roof, asphalt shingle (soft wash) | $0.30 to $0.60 |
These are published ranges, not fixed prices, which is why the rate is an editable field. If a contractor quotes you a rate inside the range, type it in and the quote follows it. Gutters are priced separately by the linear foot, usually $0.50 to $1.25 for a clean-out. To plan the rest of the job, our deck calculator can size the deck itself, and our fence calculator can measure the fence run.
Two-Story Homes and the Height Uplift
Two-story work costs more because it needs ladder work, extension wands and extra care, and published guidance puts the premium at 20% to 40% on height-affected surfaces. This calculator applies your uplift percentage to the surface cost only when you pick two stories.
Take a 2,000 sq ft vinyl siding wash at $0.21 per sq ft. The surface cost is $420.00. A 30% uplift adds $126.00, so the quote is $546.00. The same job at a 20% uplift would be $504.00, and at 40% it would be $588.00, so the uplift you pick moves the answer by real money. Check the math with our percentage calculator if you want to confirm the uplift amount first.
Set the uplift to 0 if the height does not change the work, for example a flat driveway at a two-story house. The uplift belongs to the surface being washed, not to the house itself.
The Job Minimum and Small Jobs
Most pressure washing companies set a minimum charge of $100 to $150 to cover drive time, setup and water and chemical costs. A small job can cost less in surface math than it costs to show up, and the minimum is what fills that gap.
A 100 sq ft walkway at $0.25 per sq ft adds up to $25.00, which sits far below the $125 minimum in this calculator, so the quote shows $125.00. The effective rate then looks high at $1.25 per sq ft, but that is the minimum at work, not the rate. Small jobs are cheapest when they are bundled with a bigger wash on the same visit, because the setup cost is already paid.

Frequently asked questions
How much does pressure washing cost per square foot?
It depends on the surface. Driveways and concrete usually run $0.15 to $0.35 per sq ft, vinyl siding $0.12 to $0.30, wood decks $0.25 to $0.50, and asphalt roofs $0.30 to $0.60 when soft washed. Gutters are priced by the linear foot instead.
How do I measure the area to clean?
Measure the length and width of each area in feet, multiply them, and add the areas together. A driveway 20 feet wide and 30 feet long is 600 sq ft. For siding, measure each wall separately and add them up.
Why does a two-story house cost more to wash?
Two-story work needs ladder work, extension wands and extra care, and published guidance puts the premium at 20% to 40% on height-affected surfaces. This calculator applies the uplift you set to the surface cost when you pick two stories.
What does the job minimum mean?
The minimum is the lowest total a contractor charges for a job, usually $100 to $150, to cover drive time and setup. If your surface math adds up to less than the minimum, the quote shows the minimum instead.
Should I add gutter cleaning to the quote?
Yes, if the gutters need it, because gutters are priced by the linear foot, not the square foot. Enter the gutter length and the gutter rate, and the calculator adds that cost to the quote.
